What We Do — and What We Don't

When you're facing foreclosure, it can be hard to know who to trust or what help is actually available to you. We want to be completely transparent about what Foreclosure Professionals does — and just as importantly, what we do not do.

Understanding the difference protects you and helps you make the best decision for your family.

What We DO

Free Consultation. We sit down with you — at no cost — to review your situation, explain your options, and help you understand the foreclosure process in New York.

Loan Modification Assistance. We help you prepare and submit loan modification applications to your lender, gathering the required documents and presenting your case for a payment change that lets you keep your home.

Short Sale Coordination. If keeping the home is not possible, we help you sell it on your terms before the foreclosure sale, working with your lender to approve a sale price below what you owe.

Lender Negotiation Support. Through our partnership with Reliable Business Solutions — a team with mortgage servicing and bank risk management backgrounds — we communicate and negotiate with your lender on your behalf once you sign an Authorization (LOA).

Coordination with Licensed Attorneys. For legal filings, answers to show cause orders, or foreclosure defense that requires court action, we work alongside licensed New York attorneys. We are not attorneys and do not provide legal advice — but we make sure you are connected to the right legal help.

Written Agreement. Every engagement begins with a written contract that clearly states what we will do, what it costs (nothing upfront), and your right to cancel within 3 business days — as required by New York law.

What We DON'T Do

We do not charge upfront fees. Federal law (the FTC MARS Rule) and New York law (GBL §265-b) prohibit mortgage assistance companies from collecting fees before a service is completed. We are compensated only upon a successful outcome. Anyone who asks for money upfront to help you with foreclosure is breaking the law.

We do not provide legal advice. We are licensed real estate professionals, not attorneys. We do not give legal opinions, file court motions on your behalf, or represent you in court. If you need legal representation, we will refer you to a licensed NY attorney.

We do not guarantee outcomes. Every case depends on your lender, your loan investor, your financial situation, and at times the court. We will work hard for you — but we cannot promise a specific result, and anyone who does is misleading you.

We do not ask you to transfer your deed. Any company that asks you to sign over ownership of your home as part of a "rescue" plan is almost certainly running a scam. We will never ask for a deed transfer.

We do not redirect your mortgage payments. Your mortgage payments go to your lender — not to us. Never make mortgage payments to a third party who promises to forward them to your bank.

We do not contact your lender without written authorization. We only communicate with your lender after you have signed a Letter of Authorization (LOA) giving us permission. You are always informed and in control.

Who We Are

Juan Almonte is a Licensed Real Estate Salesperson in New York (License #10401379569, eRealty Advisors Inc), a New York State Court-Appointed Fiduciary (Part 36, FID #107078), and holds the SFR® (Short Sales and Foreclosure Resource) designation from the National Association of REALTORS®. He has helped homeowners across all five New York City boroughs navigate foreclosure, short sales, and loan modifications.

We serve homeowners in Brooklyn, Queens, the Bronx, Staten Island, and Manhattan — in English and Spanish.

Your Legal Rights

Under New York law, you have the right to a written contract, the right to cancel within 3 business days, and the right to seek a second opinion from any source you choose before signing anything. We encourage you to exercise all of these rights.

Free housing counseling is also available to all New York residents through HUD-approved agencies and the NY Department of Financial Services at 800-342-3736. We will never discourage you from seeking free help elsewhere.
